    1. Key terms

      “Apartment(s)” – for the purposes of these Terms of Service, a rental property owned and managed by SIA UKLAK 11 under the trademark of St. Roland Luxury Design Apartments.

      “Braintree” – a third-party service vendor through which payments are processed for the rendering of services on this website.

      “BookingSync” – a third party service which is utilized on this website for gathering and synchronizing of information pertaining to the rental of all assorted apartments. 

      “Client” – a natural or legal person(s) that has in the past utilized the short-term rental services of St. Roland Luxury Design Apartments, has informed SIA UKLAK 11 on the desire to do under the auspices of both the website and through the use of services as provided by SIA UKLAK 11, or has previously utilized the apartments owned and operated by SIA UKLAK 11 as a guest. All future dealings with former guests after the expiration of their short-term rental agreement in the context of any rights and obligations pertaining to the use of the rental services as provided by SIA UKLAK 11 are to be considered as dealings with a client. 

      “Guest” – a natural or legal person(s) that utilizes the short-term rental services of St. Roland Luxury Design Apartments. A natural or legal person may be considered a guest only if the individual is currently utilizing the rental services of SIA UKLAK 11. For the purposes of these Terms of Service, any natural or legal person(s) utilizing the service provided on this website is to be considered a client. For the purposes of these Terms of Service, any natural or legal person(s) utilizing the short-term rental properties offered by SIA UKLAK 11 is to be considered a guest.

      “St. Roland Luxury Design Apartments” – a trademark of “SIA UKLAK 11”, that covers all the short-term rental services that are offered by the company. Hereinafter will be referred to as “St. Roland”.

      “SIA UKLAK 11” – a limited liability company that is located in and operates within the Republic of Latvia. Owns and operates short-term rental apartments under the brand name of St. Roland Luxury Design Apartments.

      “Rental” – a short-term lease of an apartment by SIA UKLAK 11 to a guest under the period, conditions and assorted scope of responsibility, liability, rights, and obligations on both SIA UKLAK 11 and the guest that chooses to accept the services as provided by SIA UKLAK 11.

      “Terms or Terms of Service’- Refers to these terms of service and all associated provisions in relation to these terms of service. Does not refer to the terms of conditions that are applied by third-party service vendors in reference to the services rendered by St. Roland Luxury Design Apartments.

    1. Terms of service

      By accessing this web site, you are agreeing to be bound by these Terms of Service, all applicable laws, and regulations as relating to both this website in the context of related services and with regards to third-party service providers. Moreover, access and use of this website presuppose your consent to the responsibility for conforming to all applicable local legislation that may be of relevance to the use of our services. If you do not agree with any of these terms, you are prohibited from using or accessing this website or using the services provided by the website. The materials contained in this web site are protected by applicable copyright and trademark law within the Republic of Latvia.

      These terms of service cover both the “website” – which comprises the offering under the current domain name, and “services” – which consists of the services offered by the St. Roland Luxury Design Apartments in the context of apartment rentals.

If there is a conflict between these Terms and terms and conditions posted for a specific area of the website, and services, the latter terms, and conditions will take precedence with respect to your use of or access to that area of the website and services. In the case of the use of third-party services for the sake of payment or data synchronization between platforms, then the terms and conditions of the third-party provider of a service will take precedence over these Terms of Service.

    1. Access of services

      i. The website is the to be used by clients for the sole purpose of using the services offered by St. Roland. The website is to be utilized for obtaining the short-term rental services that are offered by the service provider.Exercitation fugiat duis.

      ii. The service provided is a short-term rental agreement of one of the properties that are owned by SIA UKLAK 11. THE GUEST IS ENTITLED TO USE THE RENTAL PROPERTY AS HE SEES FIT IN ACCORDANCE WITH THE LIMITATIONS OF THE TERMS OF SERVICE, HOUSE RULES AS DESIGNATED BY THE PROPERTY OWNER, AND ON THE CONDITION THAT THAT NO DAMAGE HAS BEEN DONE TO THE RENTAL PROPERTY. 

      a. All guests and clients agree to fully comply with the house rules if engaged in the short-term rental of an apartment.

      b. All guest and clients can be held legally responsible and liability for violations of the house rules and other assorted regulation pertaining to the short-term rental of a specific apartment. This period of liability covers the entire period of the private use of the short-term rental property.

      b.a. The start of the rental period begins when the guest has achieved private access to the short-term rental property.

      b.b. The end of the rental period is designated by the moment when the guest no longer has private access to the short-term rental property.

      b.c. The period of private access is the period where the guest has legal responsibility for the property, and can be held responsible for any property damages arising within this period.

      b.d. The guest cannot be held responsible or liability for any damage that has been caused to the rental property if the damage to the property has been sustained outside of the period of private access.

      b.e. GUEST MUST INFORM THE STAFF AND ADMINSITRATION OF ST. ROLAND LUXURY DESIGN APPARTMENTS OF ANY DAMAGE THAT HAS BEEN SUSTAINED BY THE APPARTMENT PRIOR TO THEIR PRIVATE USE OF THE PROPERTY. IF THE GUESTS FAILS TO INFORM ST. ROLAND OF ANY DAMAGE CAUSED TO THE PROPERTY, THEN ANY DAMAGE IDENTIFIED BY SIA UKLAK 11 DURING THE PRIVATE USE OF THE SHORT-TERM RENTAL PROPERTY OF THE GUESTS WILL BE THE LIABILITY OF THE GUESTS CURRENTLY UTILIZING THE APPARTEMENT.

      c. UKLAK 11, under the trademark of St. Roland Luxury Design Apartments, is responsible for providing guests with the specific accommodation that has been provided in the listing located on the website and with the amenities that have been provided in the listening. It is not liable for failing to provide amenities for guests that are not detailed in listing when they are outside reasonable expectations.

      d. The service rendered is provided by the means of third-party service providers. Clients and guests agree to the terms and conditions that pertain to the utilization of these third-party service providers under the responsibility of these third-parties.

      e. Guests must keep the number of individuals using the short-term rental property during their period of private use limited to the number agreed upon by the use of this website or through communication with the staff and administration of St. Roland Luxury Design Apartments.

      f. St. Roland cannot be held legally responsible for not having the capacity of offering a specific service that has not been listed under the auspices of this website, the third-party service providers pertaining to the short-term rental of a property, or that has not been communicated to the staff in advance.

      iii. Use of the short-term rental apartment is strictly limited to the personal use of guests for the duration of the stay. No commercial activities may take place on the property of SIA UKLAK 11 under the Terms of Service.

      iv. It is strictly prohibited to attempt to decompile or reverse engineer any software contained on St. Roland's web site;

      v. remove any copyright or other proprietary notations from the materials; or

      vi. transfer the materials to another person or "mirror" the materials on any other server.

      vi.a. This license shall automatically terminate if you violate any of these restrictions and may be terminated by St. Roland at any time. Upon terminating your viewing of these materials or upon the termination of this license, you must destroy any downloaded materials in your possession whether in electronic or printed format.

    1. Obligations of guests during the period of private use of the short-term rental property

      By accepting these Terms of Service and by agreeing to be a guest at one of the properties operated by St. Roland Luxury Design Apartments, you hereby agree to:

      1) Refrain from causing any property damage to the apartment during the course of your stay.

      2) Refrain from smoking within the buildings wherein the apartments are located outside of the explicit permission of the administration and staff of St. Roland Luxury Design Apartments.

      3) Refrain from creating undue disturbance after 22:00 local time within both the short-term rental apartment and the rest of the properties owned up by UKLAK 11.

      4) Refrain from disturbing other guests in an unsolicited manner.

      5) Refrain from moving around property in the corridors and other public areas of the building owned by UKLAK 11.

      6) Refrain from bringing a claim under clause eight if the required payments have not been made by the Client and only if the Client has utilized the short-term rental services of St. Roland.

      7) Agree to compensate SIA “UKLAK 11” for any violations of the aforementioned obligations, and to any house rules that the Client/Guest has violated on the condition that the rules have been signed by a Client/Guest or by a representative of a Client/Guest.

    2. Consent

      You hereby consent and agree to St. Roland Luxury Design Apartments/SIA UKLAK 11 utilizing the provided financial data provided on this website for the purposes of obtaining the services of St. Roland Luxury Design Apartments to:

      1) Keep it on record until all the rights and obligations between the Guest and St. Roland Luxury Design Apartments have been maintained and dully fulfilled.

      2) Utilize the financial data provided to us on account of penalization or property to damage.

      3) Give SIA UKLAK 11 the right to financially transfer the sum of calculated penalties and property damages from the accounts that have been provided to us by our client, IF AND ONLY IF THE CLIENT/GUEST HAS CONSENTED AND AGREED TO THE HOUSE RULES THAT HAVE BEEN PRESENTED TO THEM IN A WRITTEN MANNER AND IF AND ONLY IF THE CLIENT/GUEST HAS GIVEN WRITTEN CONSENT TO SAID RULES AND OBLIGATIONS BY THE MEANS OF A SIGNATURE.

      THE AFOREMENTIONED OBLIGATIONS ARE UNCONDITIONAL AND NON-NEGOTIABLE. AGREEING TO USE THE SERVICE OF SIA UKLAK 11 AND ST. ROLAND LUXURY DESIGN APPARTMENTS YOU CONSENT AND AGREE TO OBLIGE TO THE RULES LISTED ABOVE. BY ACCEPTING THESE TERMS OF SERVICE, AN AGREEMENT IS REACHED BY THE GUEST/CLIENT AND ST. ROLAND LUXURY DESIGN APPARTMENTS THAT UPON THE VIOLATIONS OF THE OBLIGATIONS ST. ROLAND LUXURY DESIGN APPARTMENTS HAS THE RIGHT TO DEMAND ADDITIONAL PAYMENT AND COMPENSATION.

      THE AFORMENTIONED OBLIGATIONS LISTED SOLELY IN THIS CLAUSE ARE NON-EXHAUSTIVE. CLIENTS AND GUEST WILL BE PRESENTED WITH ADDITIONAL HOUSE RULES UPON THEIR ARRIVAL AT ST. ROLAND LUXURY DESIGN APPARTMENTS. BOTH THE OBLIGATIONS LISTED WITHIN THIS CLAUSE AND THE HOUSE RULES PROVIDED TO CLIENT/GUESTS UPON THEIR ARRIVAL ARE LEGALLY BINDING. THE PENALITIES AND REQUESTS FOR COMPENSATION THAT CAN BE IMPOSED UPON THE CLIENT/GUEST ARE COLLUMINATIVE. THE VIOLATION OF ONE OBLIGATION OR RULE, IF SPECIFICALLY NOTED AND AGREED UPON BY THE CLIENT, DOES NOT EXHAUST THE RIGHT OF ST. ROLAND LUXURY DESIGN APPARTMENTS TO PENALIZE OR TO REQUEST COMPENSATION FOR THE VIOLATIONS OF OTHER RULES AND OBLIGATIONS.

    1. Disclaimer

      The materials on St. Roland's web site are provided "as is." St. Roland makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties, including without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights. Further, St. Roland Luxury Design Apartments does not warrant or make any representations concerning the accuracy, likely results, or reliability of the use of the materials on its Internet web site or otherwise relating to such materials or on any sites linked to this site.

By accessing or using the Website or Services you represent and warrant that you are 18 or older. St. Roland Luxury Apartments is not liable for any claims assorting from the use of the website and services provided if the utilization is by a natural person who under the age of 18 in any jurisdiction.

    1. Privacy Policy and data protection

      By using this website, you agree to be bound by the St. Roland privacy policy. The privacy policy is periodically updated, and St. Roland cannot be held to be liable for any misuse of the terms and conditions that come about from a lack of knowledge of the privacy policy. All personal and financial data is requested and utilized by third-party service providers are governed under the Terms and Conditions of the corresponding third-party service provider. All personal and financial data that is requested by a third-party service provider and any use of said data is not the responsibility of SIA UKLAK 11 nor can SIA UKLAK 11 can be held liability for any misuse of such data. 

    1. Payment policy and financial data

      By agreeing to these Terms of Service and by agreeing to enter into an agreement with SIA UKLAK 11 for the sake of a short-term rental of one of the properties of St. Roland Luxury Design Hotels, you give your consent to the payment policy and the financial policy that is herein detailed. You fully consent to all the points listed within the financial policy and to all related articles within the Terms of Service, and hereby agree to all the obligations listed within. All obligations listed within the policy are unconditional and a Client/Guest does not reserve the right to withdraw consent from the provisions hereby listed after an agreement on short-term rental has been made except without a mutual agreement with SIA UKLAK 11These terms of service cover both the “website” – which comprises the offering under the current domain name, and “services” – which consists of the services offered by the St. Roland Luxury Design Apartments in the context of apartment rentals. 

      Clients are offered the following payment alternatives:

      8.1.1. If the reservation has been made six months or more (180 full calendar days) before the day of arrival:

      a) Full payment of the rental free via PayPal upon reservation.

      b) Full payment of the rental free via credit card/debit card upon reservation.

      c) A 50% payment of the total sum via credit card/debit card upon reservation, with the remaining half of the full sum to be paid upon the day of arrival and before the guest attains private use of the short-term rental property.

      8.1.2. If the reservation has been made less than six months (180 full calendar days) before the day of arrival:

      a) Full payment of the rental free via PayPal upon reservation.

      b) Full payment of the rental free via credit card/debit card upon reservation.

      c) A 50% payment of the total sum via credit card/debit card upon reservation, with the remaining half of the full sum to be paid upon the day of arrival and before the guest attains private use of the short-term rental property.

      d) A 50% payment of the total sum via PayPal upon reservation, with the remaining half of the full sum to be paid upon the day of arrival and before the guest attains private use of the short-term rental property.

      Upon reservation and agreement of the designated payment period, you hereby consent that St. Roland Luxury Design Apartments has the right to hold your financial data until and during the final day your stay at one our short-term rental properties.

      By agreeing to the Terms of Service, you hereby give SIA UKLAK 11 the right to utilize the financial information provided in accordance with rights and obligations that have been non-exhaustively and unconditionally listed through these Terms of Service.

    1. Limitations

      In no event shall St. Roland Luxury Design Apartments or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption,) arising out of the use or inability to use the materials on the St. Roland website, even if St. Roland or a St. Roland authorized representative has been notified orally or in writing of the possibility of such damage. As some jurisdictions do not allow limitations on implied warranties, or limitations of liability for consequential or incidental damages, these limitations may not apply to you in accordance with laws of the Republic of Latvia.     1. Site Terms of Use Modifications

      St. Roland may revise these terms of use for its website. St. Roland will provide a notice of the revision of the terms of service. St. Roland will provide a notice for the revision of the terms of service 30 days before the changes enacted.     1. Cancellation policy

      Under the circumstances that a reservation has been made with regards to an agreement to a short-term rental of one of the properties owned SIA UKLAK 11 as presented by St. Roland Luxury Design Apartments, and if the Client wishes to cancel the reservation that has been made, then the following conditions apply:

      1) If the cancellation has been made two weeks (14 full calendar days) before the day of arrival, then the Client will receive a full refund.

      2) If the cancellation has been made less than two weeks (14 full calendar days) before the arrival, then the Client will receive no refund for the reservation has been made.

      These conditions are non-negotiable, and the Client may only be relieved of the conditions in extraordinary circumstances and only if the Client contacts St. Roland Luxury Design Apartments for the sake of such purpose.

    1. Governing Law and Dispute Settlement

      Any claim relating to St. Roland's website shall be governed by the laws of the Republic of Latvia with regard to its conflict of law provisions. This provision applies exclusively to the services that are rendered within the context of this website. This provision does not apply to rendered by St. Roland through other service providers in the context of short-term apartment rental, wherein the jurisdiction and applicable law are designated by the corresponding terms of service/terms and conditions of each third-party service provider.

      All claims between UKLAK 11 and Clients/Guests will be resolved in the jurisdiction of the Republic of Latvia and will be governed by the laws of the Republic of Latvia. All disputes arising from the claim by either UKLAK 11 or the Client/Guest will be dealt by adjudicative proceedings in a forum agreed upon by the parties within the territory of Latvia.
